General House Rules
No Smoking

Absolutely no smoking within the premises. Penalty will be charged for any violation.
Pets
-
Not allowed – We love pets, but unfortunately, we cannot accommodate them. Violation could result to a penalty.
Security

Always lock doors and windows when you leave the property.

Do not share keycards with anyone outside your group. A P300 fee will be charged for any lost key card.

CCTV cameras are installed outdoors for your security.
Kitchen Use
-
Please wash your dishes and clean up after yourself.
Toilet
Please Do Not flush any items in the toilet including toilet paper. Use the bin
Room Use

Food and drinks are not allowed on the beds, except for Cabin Only bookings.

All rooms come with split-type air conditioners. Since sheets and linens are provided but comforters and duvets are NOT, a setting of 24°C is recommended for your comfort.

The ground floor of Ephram House is equipped with a split-type air conditioner that uses Fahrenheit settings. For your reference, 18°C equals 65°F and 24°C equals 75°F. It is recommended to keep the thermostat within this range for optimal comfort.
Pool
-
The pool is available from 7 AM to 10 PM only. The pool filter is turned off outside of these hours.

Eating and drinking are prohibited in the pool area.

Soap, shampoo, or any detergents should not be used in the pool.

Children must be always supervised by an adult while in the pool area.

Please use the outdoor shower and/or toilet after using the pool, or make sure to dry off thoroughly before entering the house.
Noise & Parties

Events requiring catering are allowed upon approval.

Quiet Hours: 10:00 PM – 8:00 AM - Kindly keep noise levels to a minimum, particularly during quiet hours. As we are in a residential area, we want to be considerate of our neighbors. Any legitimate complaints about noise during these times may result in early eviction from the property without a refund.

Karaoke can be used until 10 PM.

Outdoor loud music is not allowed at all times.

Please ensure all sliding doors are always closed.
Cleanliness & Respect

Please treat the property with respect as if it were your own.

Clean up any messes and let us know if anything gets damaged or broken.

Place trash in designated bins. Please contact our caretakers if bins are already full.

An extra cleaning fee may be applied if the property is left excessively dirty beyond normal use.
